This Privacy Policy explains how Merit Closings ("Merit Closings," "we," "us," or "our") collects, uses, shares, and protects personal information when you visit meritclosings.com (the "Site"), interact with our forms or communications, or otherwise use the services we offer to homeowners in Florida (collectively, the "Services").

Merit Closings is a Florida-based real-estate investment company. We are not a licensed real-estate brokerage, and we do not act as a realtor or a real-estate agent when we purchase property directly from a homeowner.

By submitting information to us through the Site, by calling the number shown on the Site, or by otherwise communicating with Merit Closings, you agree to the practices described in this Privacy Policy and our Terms & Conditions. If you do not agree, please do not use the Site or submit information to us.

1. Information We Collect

Information you provide to us

When you request an offer, call us, email us, or otherwise interact with Merit Closings, you may provide personal information directly to us, including:

  • The address of the property you are considering selling;
  • Your full name;
  • Your phone number;
  • Your email address (optional);
  • Information about the property, your situation, or your timeline that you share with us during a call, text, or email; and
  • Any additional information you choose to share with our team members in connection with evaluating your property or completing a transaction.

Information we collect automatically

When you visit the Site, we automatically collect certain information about your device and your interaction with the Site, including:

  • Device and browser information (such as IP address, browser type and version, operating system, device identifiers, and referring URL);
  • Usage information (such as pages viewed, time on page, click and scroll activity, and the dates and times of your visits);
  • Marketing attribution information carried through URL parameters, which we use to understand how you found the Site; and
  • A session identifier we generate (sometimes called a "web lead token") that links partial form submissions to completed submissions so we can follow up with you appropriately.

Information from third parties and public records

We may supplement the information you provide with information obtained from publicly available sources or third-party service providers — for example, county property records, tax records, multiple-listing service (MLS) data, skip-tracing providers, or marketing-analytics providers — to evaluate your property and respond to your inquiry.

We use cookies, pixels, local storage, and similar technologies on the Site, including analytics and advertising tools operated by third-party providers. These technologies help us measure traffic, improve the Site, and deliver and measure marketing campaigns. You can control cookies through your browser settings. Blocking cookies may affect how the Site functions.

Social media features

Our Site may include social media features — for example, sharing links and embedded content from platforms such as Facebook, Instagram, LinkedIn, and X. These features may collect your IP address and the page you are visiting on our Site, and may set a cookie to enable the feature to function properly. 2. How We Use Your Information

Primary uses

We use the information described above to:

  • Contact you about your property and evaluate whether we can present an offer;
  • Respond to your questions, requests, and communications;
  • Prepare, negotiate, close, and service the sale of a property you choose to transact with us, including coordinating with title companies, closing agents, lenders, inspectors, and other parties necessary to complete a transaction;
  • Send you marketing communications about Merit Closings, where permitted by law and consistent with your preferences;
  • Operate, secure, debug, analyze, and improve the Site and our Services, including for fraud prevention and analytics;
  • Measure and improve the performance of our advertising, including through conversion tracking and audience matching with advertising platforms; and
  • Comply with applicable laws, legal process, contractual obligations, and our own policies.

3. How We Share Your Information

Service providers

We share information with service providers that help us operate the Site and our business. They may use your information only to perform services for us and are contractually obligated to protect it. Examples include:

  • Lead-routing and workflow providers, which receive the information you submit through our Site forms and route it into our customer-relationship management system;
  • Customer-relationship management (CRM) providers, which store and help us manage seller records and communications;
  • Analytics and advertising platforms, which help us measure Site performance and deliver relevant advertising;
  • Hosting, infrastructure, and security providers, which host the Site and related back-end functions;

Mapping and address autocomplete

When you use address lookup or autocomplete features in our forms, a third-party mapping and address-autocomplete provider may receive the address text you enter, the address or place you select, and related technical information. Those providers may process or log that information according to their own privacy notices, and we use the feature to make property-address entry easier and more accurate.

Transaction partners

If you choose to move forward with a transaction, we share information with parties necessary to complete the transaction, including title and escrow companies, closing attorneys, inspectors, contractors, end buyers (including assignees of purchase contracts), and, where applicable, real-estate agents cooperating on the transaction.

Legal, safety, and compliance

We may disclose information when we believe in good faith that disclosure is appropriate to comply with applicable laws, subpoenas, court orders, or other legal process; to enforce our agreements and policies; or to protect the rights, property, or safety of Merit Closings, our customers, or others.

Business transfers

If Merit Closings is involved in a merger, acquisition, reorganization, financing, sale of assets, or similar transaction, personal information may be transferred as part of that transaction, subject to standard confidentiality protections.

Testimonials

We may post customer testimonials on our Site or affiliated social media pages, which may contain personal information such as the customer's name. We obtain the customer's consent to use their name along with their testimonial prior to posting. In some cases, we may not be able to remove your personal information from previously posted material, and we will let you know if we are unable to do so and why. With your consent

We may share your information with other parties when you direct us to do so.

We do not sell personal information in exchange for money, and we do not authorize our service providers to use personal information for their own marketing purposes unrelated to the services they provide to us.

4. Phone Calls, Text Messages, and Email Communications

Consent to be contacted

By providing your phone number to Merit Closings — whether on a Site form, in a call, in a text message, or in any other communication — you agree that Merit Closings and its authorized service providers may contact you at that number to discuss your property, the offer process, and related services. You understand that calls and text messages may be made using automated telephone dialing systems, prerecorded voice messages, or SMS. Consent to these communications is not a condition of any purchase or transaction.

Message rates and opting out

Standard message and data rates from your carrier may apply to SMS communications. You can stop receiving text messages from us at any time by replying STOP to any text you receive from us, or by contacting us at contact@meritclosings.com. You can ask to be removed from our calling or email lists by calling us, emailing contact@meritclosings.com, or using the unsubscribe link included in our marketing emails.

Ongoing communications about your inquiry

Because you contacted us about a property, we may continue to reach you about that specific inquiry even after you opt out of marketing, as permitted by law.

5. Your Privacy Rights

California residents

If you are a California resident, the California Consumer Privacy Act (CCPA/CPRA) may grant you rights with respect to your personal information — including the right to know, access, correct, delete, and opt out of certain uses. We may need to verify your identity, and you may designate an authorized agent to make a request on your behalf where permitted by law.

Residents of other states

If your state's privacy law grants you rights with respect to personal information we hold about you, you can exercise those rights by contacting us at contact@meritclosings.com. We may need to verify your identity before fulfilling a request.

"Do Not Track" signals

Some browsers offer a "Do Not Track" (DNT) setting. Because there is no industry consensus on how to respond to DNT signals, the Site does not currently respond to them. You can still control cookies and similar technologies through your browser settings.

6. Data Retention

How long we keep your information

We retain personal information for as long as necessary to provide our Services, comply with applicable laws (including record-keeping obligations associated with real-estate transactions), resolve disputes, and enforce our agreements. When we no longer have a legitimate business reason to retain your information, we will delete, de-identify, or anonymize it, or, if that is not possible, we will securely store your information and isolate it from further use until deletion is possible.

Security safeguards

We use administrative, technical, and physical safeguards designed to protect your personal information. These include using transport-layer security (TLS) for information transmitted to the Site, restricting access to personal information to authorized personnel and service providers, and maintaining contractual protections with our providers. No method of transmission or storage, however, is completely secure, and we cannot guarantee the absolute security of your information.

8. Children's Privacy

Our policy regarding minors

The Site and our Services are intended for adults. We do not knowingly collect personal information from anyone under the age of 18. If you believe a minor has provided us with personal information, contact us at contact@meritclosings.com and we will take appropriate steps to delete it.

Advertisers

Specifically, please be aware that any advertisers that have links on our Site may collect personally identifiable information about you. The information practices of those advertisers' websites linked to our Site are not covered by this Policy.
